The Union County Planning Commission is now permitting access to the Permit Application form for a Building Permit.
Building Permits are required within the City Limits of Morganfield, Sturgis, and Waverly prior to construction, moving, or alteraltions. Structures requiring a building permit shall include buildings, mobile homes, billboards and signs, built-in and above-ground swimming pools, antennas and transmitting towers detached from the prinicipal building, fences, and ornamental walls. Permits must be approved prior to the start of construction. If a Building Permit is refused, you may appeal to the Board of Zoning Adjustment. The rules regulating development processes are found in the Municipal Zoning Ordinances.
Application: In applying to the Administrative Official for a building permit, the applicant must submit a site plan along with the application, indicating dimensions of the lot, location of street and alleys, shape and dimensions of all existing and proposed buildings, and distances from buildings to lot lines. In all cases the applicant must be the owner. This plan must be attached and this application is not acceptable unless a sketch is submitted. The Administrative Official shall act upon application for building permits within 2 weeks from the date of their submission. Fee must accompany Building Permit application.
THE APPLICANT IS HEREBY MADE AWARE THAT DEED OR SUBDIVISION RESTRICTIONS MAY EXIST ON THE SUBJECT PROPERTY WHICH MAY BE MORE RESTRICTIVE THAN THE REQUIREMENTS OF THE MUNICIPAL ZONING ORDINANCE AND ACCEPTS THE RESPONSIBILITY FOR RESEARCHING THOSE DEED OR SUBDIVISION RESTRICTIONS.
A Drainage Plan is required on all commercial, industrial, multi-family residential development, and single-family residential development exceeding Runoff coefficient calculated on the Permit Application
Drainage Plan: A Drainage Plan must be prepared by a Licensed Engineer. Morganfield Ordinance #402.
